The first neighbours will move into a new development in Dagenham later this year – but they will have to wait until 2039 for the building to stop.

Dagenham Green will provide 3,502 new homes close to Dagenham Dock station, at the site of the old Ford factory.

Construction of the first 935 flats is under way, with residents set to move into one block this September.

It will be another four years until this initial phase of work is completed, and it will be 2039 before the entire site is completely developed.

Peabody has partnered with housebuilder The Hill Group to deliver the first homes, of which 247 will be sold privately.

A further 193 homes will be for shared ownership, with 135 to be leased out at London affordable rent, typically less than two thirds the average market rent.

The remaining 360 homes will be rented out privately, and will be delivered in partnership with Goodstone Living.

The tallest of the 11 blocks in the first phase of the scheme, located closest to Dagenham Dock station, will be 19 storeys high.

Around a third of the 74 flats in the 11-storey block due to be finished in September have already been sold.

Peabody has said that the second phase is in early design stages, adding that the development will be delivered in five sections.

Alongside new homes, around half of which will be 'affordable', the neighbourhood also promises a new five-acre park, as well as children’s play areas and community gardens.

A secondary school, medical centre, supermarket and café will also be provided as part of the scheme.

James McMylor, a managing director at Peabody, said: “At Peabody, we are committed to making a positive impact by providing high-quality, affordable homes in thriving communities.

“We’re pleased to see the first phase of our Dagenham Green masterplan coming to fruition, reflecting our approach to sustainable regeneration and inclusive growth.”

Dagenham Green is directly next to Beam Park, a separate development being built by Countryside and L&Q.
