A home in Dagenham could be converted into a nine-person house in multiple occupation (HMO) with "carefully selected" occupants.

A formal planning application, submitted for 67 Wood Lane in Dagenham, seeks approval for the single-family dwelling to be transformed into a large HMO for up to nine residents, alongside a rear dormer extension.

The HMO would have six bedrooms - three of which would fit two people each whilst the other three would house one person each.

The design and access statement submitted by agent Abdur Chowdhury on behalf of applicant Saiful I Choudhury outlines plans to create "high-quality, well-managed" shared accommodation.

According to the statement, the proposal has been designed with "a strong focus on minimising impact on neighbouring occupiers".

Occupants would be "carefully selected" based on working patterns, "favouring individuals with early morning to early evening schedules".

This approach is aimed at reducing the likelihood of late-night disturbance.

The statement adds: "The scheme has been carefully designed to address key planning considerations."

These considerations include transport accessibility, parking provision, residential amenity, and the impact on the surrounding residential area.

According to the statement, the home’s layout can support an HMO without adversely affecting the area.

The application emphasises the property’s public transport links, noting a bus stop directly outside with frequent services and connectivity to central London via bus and rail links.

Existing off-street parking is available, which the application says should limit pressure on street parking.

The answer to a Freedom of Information request included in the design and access statement revealed there are no licensed HMOs In Wood Lane.
