Dagenham could get two new houses in multiple occupation (HMO) after two applications were validated within days of each other.

Plans were submitted by applicant Onkar Singh and agent Rebecca Parnell from Freedom Homes Architects to change the use of the property at 6 Simmons Drive from a residential house to a shared living space.

A design and access statement claims the existing property is a "typical mid-20th-century residential dwelling" with "no particular architectural or historic significance" beyond its contribution to the wider area.

No external changes are proposed to be made to the building, meaning there would be "no impact on neighbouring properties in terms of loss of light, outlook, or privacy," according to the statement.

Whilst the application was formally lodged on April 1, it was validated by Barking and Dagenham Council on April 17 - three days after plans were validated for the property at 67 Wood Lane - also in Dagenham - to be used as a nine-person HMO.

This application, submitted by agent Abdur Chowdhury on behalf of applicant Saiful I Choudhury, said occupants would be "carefully selected" based on working patterns, "favouring individuals with early morning to early evening schedules".

If approved, the ground floor of the property at 6 Simmons Drive would feature a two-person bedroom, a shared kitchen and living area, and a bathroom.

The first floor would include two additional two-person bedrooms, one of which would have an ensuite.

The loft would be converted into a single-occupancy bedroom with its own ensuite.

Parking arrangements would remain unchanged, with one off-street space on the driveway and additional capacity for on-street parking.

The design and access statement argues that the scale of the HMO "is not considered to result in a material increase in parking demand when compared to a family dwelling of similar size".

The statement notes that use of the property as a HMO "is considered compatible with the surrounding residential context".

Dates for expected decisions to be made on both planning applications have not been specified.
