Porters Avenue Dagenham new restaurant plans submitted

The proposal was lodged by applicant Mohammed Reza Rashedinia and agent Gouna Rahim from Archilogical.

It details the change of use of the property at 8 Porters Avenue from a store to a new eatery.

Although the location on the planning application says "Furniture Warehouse," the shop unit shown in photos on a design and access statement document is Porters Fruit Market & Groceries.

Looking on Google Maps, the unit appears to have previously been a furniture shop called Boyds Beds & Furniture in 2018.

The proposal for a new restaurant and takeaway seeks to deliver a "high-quality commercial premises" that "complements the character of the local parade and contributes positively to the vitality and viability of the surrounding area", according to a planning document.

The restaurant would focus on the preparation and sale of hot food, "primarily doner kebabs and grilled chicken", from an "appropriately designed kitchen and food preparation area".

Upon entry, customers would have direct access to the ordering counter, with a defined seating area provided at the front of the restaurant.

The eatery is proposed to be open seven days a week from 11am until 11pm each day.

The planning document said: "These hours are considered appropriate for a restaurant and takeaway use within a local centre location.

"The proposed opening times strike a reasonable balance between supporting viable commercial operation and protecting the amenity of nearby residential occupiers, particularly during late evening periods."

It is believed that the plans will "contribute positively to the vitality and viability of the local parade".

It makes "effective use of an existing unit, supports local economic activity, and ensures that potential impacts are appropriately mitigated".

An expected decision date has not been confirmed by the council.
