A plot of land at the back of a house in Dagenham has sold for £152,000 — more than six times its upper guide price of £25,000.

The 0.05 acre site in Brook Avenue was sold at an auction in Chelmsford, Essex on Monday.

Auctioneer Paul Bridgeman said: “There was incredible interest in this parcel of land from bidders who could spot its future potential.

“The land is close to the junction of Brook Avenue and Siviter Way and has excellent public transportation links as well as plenty of local amenities and others nearby at Westfield Shopping Centre at Stratford.”

The plot of land’s proximity to the proposed Dagenham East film studios could also be a reason for the unexpectedly high price of the land.

The Hollywood-scale studio could be the first new TV or film studio built in London for over 25 years.
